💡 I’m not working for you—because we haven’t signed a Seller Agency Agreement yet.

That means:

  • I can’t legally represent your best interests in negotiations.
  • I can’t tailor advice to your specific financial or timing goals.
  • And—technically speaking—any information you give me isn’t confidential.

So if you casually mention, “I’d totally accept $20K under asking,” I wouldn’t be obligated to keep that to myself.
(Not that I’d shout it from the rooftops—but you get the point.)

The Brokerage Relationship Disclosure Form explains our current legal relationship (or lack thereof) and what it would look like if you formally hired me as your listing agent. I’m required by law to provide this at our first real estate consultation.

What Happens Once You Sign a Seller Agency Agreement?

But until we formalize our relationship with a listing agreement, I can’t fully activate the next level of tailored strategy and legal representation.

Once we sign:

  • I can guide this sale with the same kind of precision you bring to your horse work—refining pricing, narrative, and positioning until it fits the market like a custom saddle.
  • I can legally advocate for your best interests, protecting your price, your terms, and your timing.
  • I can activate full-scale marketing—listing syndication, agent outreach, and buyer engagement that’s aligned with your goals.

Right now, we’re still adjusting the girth and walking the circle.
Once we sign, we move into a smooth, collected canter—forward, on contact, with purpose.

✔️ Confidentiality, Loyalty, and Negotiation Power

Once we’re in a formal agency relationship:

  • Everything you share is confidential—including how low you’d go, what your timeline is, or whether you’re open to seller concessions.
  • I advocate only for your best interests—no divided loyalties, no grey area.
  • I negotiate aggressively on your behalf, backed by strategy—not emotion.

I bring your listing to life through:

  • High-impact photography and listing copy that sells the lifestyle, not just the square footage.

  • Optional staging guidance or contractor referrals to get your home “camera ready.”

✔️ Transparent, Performance-Based Commission Model

Unlike traditional agents who charge a flat 5-6% no matter what… I built a smarter model:

  • 2% commission if we sell at or below our agreed-upon baseline price.
  • 3% commission if we sell above that target.
  • 4% commission if we absolutely smash it and go way over.

✅ This means I don’t make more unless you do.
